Fort Lauderdale Realty Group is taking a different approach to the economics of real estate in South Florida, introducing programs designed for sellers, buyers, landlords—and the agents who represent them.
The idea behind the brokerage’s expanding platform is straightforward: Why pay more—and why shouldn’t real estate professionals keep more of what they earn?
FLRG combines technology with alternative pricing through a 1% Listing Program, 50/50 Buyer Advantage Program, Rental Listing Program at 50% of the first month’s rent, and two agent compensation models offering either an 80/20 split or 100% commission.
Consumers can search South Florida properties for sale and rent at http://FTLRealtyGroup.com, using MLS-based property information, detailed search capabilities and voice-enabled search technology.
SELL FOR 1%
FLRG’s 1% Listing Program provides qualifying sellers with full-service brokerage representation for a listing fee equal to 1% of the sales price, subject to a $3,500 minimum.
Services can include MLS exposure, marketing, showings, open houses, negotiation and transaction coordination through closing.
A $695 activation fee is applied toward FLRG’s listing fee when the property successfully closes, subject to the applicable written agreement.
Any buyer-broker compensation is separate from FLRG’s 1% listing fee. Brokerage compensation is negotiable and is not set by law.
50/50 BUYER ADVANTAGE
FLRG’s 50/50 Buyer Advantage Program may provide eligible buyers with a closing credit equal to 50% of qualifying buyer-side brokerage compensation actually received by FLRG in a successfully completed transaction.
If FLRG receives $10,000 in qualifying buyer-side compensation, for example, an eligible buyer may receive a $5,000 closing credit.
Buyers can search available properties online and contact FLRG to establish the appropriate written buyer-brokerage relationship and determine program eligibility. Credits are subject to applicable agreements, law, closing requirements and lender approval when applicable.
RENTAL LISTINGS FOR 50%
Qualifying landlords can use FLRG’s Rental Listing Program for a brokerage fee equal to 50% of the first month’s rent.
A $695 activation fee is applied toward FLRG’s rental listing fee upon a successfully completed rental transaction, subject to the applicable written agreement.
The program gives individual property owners and portfolio investors another option for controlling leasing expenses.
TWO OPTIONS FOR REAL ESTATE AGENTS
FLRG is also challenging traditional brokerage economics for licensed real estate professionals with two distinct compensation models.
FLRG Launch — 80/20 Commission Split: Designed especially for agents seeking training, mentorship and support, the program has no monthly fee and provides comprehensive training, one-on-one mentorship, weekly strategy sessions, broker support and access to professional coworking space. Transaction fees are $495 residential and $995 commercial.
FLRG Professional — 100% Commission: Designed for producing agents who want greater independence while keeping 100% of their commission, the program includes direct access to the broker/owner, a professional coworking environment, technology and marketing resources, transaction guidance and compliance support. Fees are $299 per month, plus $495 per residential transaction or $995 per commercial transaction.
Agent compensation, fees and services are governed by the applicable written agreement and brokerage policies.
